BAWD Property Trust


	The BAWD Property Trust (BAWD) was established in September 1998. Its name comes from the businesses of its four founders. BAWD was conceived as a property development and construction vehicle. The founders contributed start up capital for the purchase of a block of land in Darling Street, Dubbo. This land was subsequently developed into the Riverview Business Park. BAWD has predominantly created balance sheet growth by generating capital in the development of real estate. It has carried out greenfields development, improvement and retrofitting of existing buildings and development of residential subdivisions.

	In April 2008, BAWD has:
	-	13,888 square metres of land awaiting office/retail/industrial redevelopment
	-	7706 square metres of lettable area for office/retail/industrial uses
	-	$35M of current construction projects
	-	$43.6M (assessment-weighted value) of projects in the development pipeline

	BAWD’s tenants include restaurants, retail shops, government agencies and suppliers of professional services. BAWD is one year into its five year strategic plan. BAWD has developed considerable intellectual capital in engineering, development co-ordination, project management, construction management, legal structuring and transaction management, property management and financial management.
